Once your property is advertised we will follow up on all enquiries and arrange viewings.  We carry out a full and robust application and referencing process that will confirm employment, income and credit history so that we makes sure we’ve found the right tenant for you.  

Navigating the various certificates needed before you can rent out your property can be challenging for new landlords.

This is where our experience and expertise come in. In addition to providing you assistance with your Landlord Registration, we’ll work with you to ensure your property has the required gas and electrical safety checks, legionella risk assessments, and portable appliance testing of any electrical items supplied with the property. 

This process gives you and your new tenant peace of mind and makes sure you’re fully compliant as a Landlord.

We will collect all rent payments and a deposit that will be lodged with a certified tenancy deposit scheme.

We will prepare all tenancy documents and will arrange to hand over your property in person.

We will transfer the utilities and council tax when a tenancy changes.  Additionally, we’ll take care of creating a full inventory report for your property that will be issued to your tenant and to you.

When a tenancy ends, we will carry out a final check-out visit and inspection of your property.

During office hours we will manage and arrange any repairs and maintenance required (subject to agreed cost thresholds).

Outwith office hours, tenants will have access to our 24-hour emergency repairs service provided by our approved contractors.

We will carry out regular property inspections with a full report on your property’s condition, sent to both your tenant and you after each visit.

We will manage all aspects of the rent account including tenant and landlord statements, rent increases, arrears and legal action if required.  We have experienced benefits advisors on hand to assist your tenant if required.  We will be the first point of contact for any other queries from yourself or your tenant.
